A buy box sounds like a term from a seminar. It is just a written list of what you will and will not buy, made in advance so that a house you happen to like cannot rewrite your standards on the spot. In Fort Worth, where a lot of the inventory is older, that list has some specific lines worth putting on paper.
Four minutes on building the criteria. More in the SPM video library.
1. Year built, and what comes with it
Older Fort Worth homes carry older systems — drain lines, electrical panels, sometimes galvanized supply. Decide what era you are willing to take on and what you will require to be replaced before or shortly after purchase. That decision made in advance saves a great deal later.
2. Foundation, in writing
Soil movement is a fact here. Some buyers accept documented repair with a transferable record and pass on anything without history. Whatever your position, having one written down keeps a nice house from talking you out of it.
3. Keep the layout ordinary
Three bedrooms, two baths, parking, manageable yard. Ordinary leases. Unusual — the addition, the converted garage, the steep lot — narrows the pool of people who will sign and shows up directly as extra weeks vacant.
4. A renovation ceiling you actually honor
Set a maximum you will put into a property and hold it. Almost every over-budget renovation started as a small overage that seemed reasonable at the time. A written ceiling is what stops the third reasonable overage.
5. Assume it will cost something to run
Vacancy happens, repairs happen, turns happen. A model with none of them in it is a wish. Operating benchmarks from professionally managed portfolios — 19 days on market, 72% retention, 99%+ of rents collected, with 17-minute average work-order response through Smart Maintenance and full records in Rental-IQ™ — are what a realistic Fort Worth model gets built against.
Key learning questions
- What is the oldest house I am willing to take on, and why that year?
- What is my written position on foundation history?
- What is my renovation ceiling, and have I ever honored one?
